Abstract
                         Shop houses at Soi Phrayasri, Fueang Nakhon Road, Bangkok demonstrate blend of Thai and Western
                  architectures, which are under supervision of the Crown Property Bureau. The properties are rented by local
                  people for accommodation and commercial purposes, such as restaurants. According to a survey, there were
                  problems about area usages and damages of buildings, both exterior and interior spaces. Objectives of this
                  research were: 1) to study architectural characteristics, physical environments, and behaviors of restaurant
                  customers in areas of shop houses at Soi Phrayasri, 2) to study opinions of entrepreneurs and customer
                  satisfaction towards interior environments of restaurants in shop houses at Soi Phrayasri and 3) to study
                  renovation problems and improvement methods for shop houses at Soi Phrayasri which are conservation
                  buildings to fulfill requirements of restaurants in terms of materials, light, space allocation, furniture styles, and
                  modern technologies to be used in conservation buildings.
                         This research combined both qualitative and quantitative research, in which data were collected from
                  documents, surveys of physical environments, and behaviors of restaurant customers in the area. Respondents
                  of interviews included 4 restaurant entrepreneurs and 30  customers. Research tools included a  physical
                  environment survey form, an interview form, and a questionnaire. Qualitative data were analyzed, summarized,
                  and prioritized. Quantitative data were analyzed by using frequencies, percentages, means, and standard
                  deviations to compare customer satisfaction towards restaurant space usages.
                         The findings showed that the shop houses at Soi Phrayasri illustrate Thai and Western architectural
                  characteristics in 2-storey format. The buildings are equipped with hip roof (Panya style) using kite-shaped tiles,
                  walls decorated with stucco, and doors and windows decorated with mullion. According to recent conditions,
                  buildings of restaurants in research area were run-down from wear and tear. Main problems were that most
                  restaurants set up cooking area in front of the building, service areas were beside footpath, and storage areas
                  for stuffs and ingredients were inside restaurants. Regarding renovation methods for conservation buildings to
                  suit requirements of restaurants in terms of materials and paint, more than half of customers perceived that
                  some parts of restaurants should be renovated as appropriate, such as walls, floors, and ceilings, by cleaning,
                  mending cracks, painting or coating cement surfaces. Regarding brightness, light is enough but shape of lamps
                  should be improved, cool white light should be used, and façades should coincide with buildings. Regarding
                  space allocation, cooking areas should be placed inside restaurant, in case that cooking areas were in front of
                  restaurant, partitions were required to separate cooking areas and outside areas. Service areas should be placed
                  inside restaurant and unnecessary things inside restaurant should be managed to  ensure efficient space
                  utilization. Regarding furnitures, size should be standard that coincide with building and utilization. Regarding
                  modern technology, entrepreneurs showed no demand for air conditioning systems and Wi-Fi but needed TV
                  and fire protection systems.
