Abstract
The So Heng Tai Mansion and the Real Rare Heritage House in Talad Noi Community are ancient
Chinese houses established for more than 220 years, built in Early Rattanakosin period for commercial
purpose of Po Seng port before adapted by its time respectively. Nowadays, the house is inhabitable and
well-maintained by its owner for the new generations to familiarize and learn the history by evidence of
the community. This research paper aimed to 1) examine that Chinese architectural characteristics, historic
significance, and factors that impact the structural integrity of the So Heng Tai Mansion and the Real Rare
Heritage House and 2) analyze attitudinal responses of a property owner, a renter, specialists, and local
tourists in the Talad Noi community on the key characteristics of local Chinese architecture, historic
significance, heritage building conservation and renovations on the So Heng Tai Mansion and the Real Rare
Heritage House.
This research paper applied a combination of qualitative and quantitative research methods
achieved through inspections of key Chinese architectural characteristics, behavioral observations of local
tourists, in-depth interviews with a property owner, a renter, specialists, tourists, and general surveys. The
qualitative data were analyzed, categorized, and ranked accordingly by level of importance, while the
quantitative data were analyzed by using frequencies, percentage, means, and standard deviations.
The findings of this research paper indicated that the So Heng Tai Mansion and the Real Rare
Heritage House had multiple key Chinese architectural characteristics, including roofs, skywells, door, and
window features, materials, pattern design, color tones, and building placements. However, while the
original details of the So Heng Tai Mansion and the Real Rare Heritage House were largely preserved by
property owners, there were currently no measures in place to protect the structural integrity of these two
houses. Potential flood damage, natural degradation of building materials through weathering exposure,
and modern renovations that were inharmonious with the ancient features, such as glass doors, satellite
dishes, television antennas, air conditioners, compressors, fans, and stereo systems, were identified as key
issues for the two houses. A majority of survey respondents agreed that color tones and pattern designs
were the most significant architectural characteristics of the So Heng Tai House and the Real Rare House.
Respondents also expressed strong support for heritage building preservation of the two houses due to
their historical significance.
